The 10-Year Structural Warranty: What Is Covered in Your Investment Protection

A warranty is only as valuable as what it actually covers. Many garden room companies offer warranties that sound reassuring in a brochure but, on close inspection, amount to very little. They cover individual components — a door hinge, a lock mechanism — whilst excluding the structural elements that genuinely matter. A warped frame or a settling foundation is where the real costs lie, and these are precisely the issues that lesser warranties exclude.

At RoomRise, we take a different approach. Our 10-year structural warranty covers the integrity of the building itself — the timber frame, the steel pile foundations, the EPDM rubber roof, and the weathertightness of the shell. This is an honest, comprehensive protection plan built on confidence in our engineering and materials. Let us look at exactly what is covered, and why we are able to offer it.

What a Structural Warranty Actually Means

The word “structural” is important. A structural warranty is fundamentally different from a component warranty or a workmanship guarantee. It covers the integrity and stability of the building as a whole — the elements that, if they failed, would compromise the safety, weathertightness, or usability of the entire room.

Think of it this way: if a door handle breaks, that is an inconvenience. If a timber frame warps, a foundation settles, or a roof leaks, that is a serious failure requiring significant remedial work. A structural warranty exists to protect you against those serious failures — the kind that would otherwise cost thousands to rectify.

A genuine structural warranty should cover:

  • The foundations: The system that supports the entire building.
  • The frame: The structural skeleton that gives the building its shape and strength.
  • The roof system: The membrane and structure that keep the weather out.
  • The weathertightness of the shell: The integrated performance of walls, roof, and glazing in keeping water and air out.

If a warranty does not explicitly cover these elements, it is not a structural warranty. It is a component guarantee dressed up in reassuring language.

Coverage Details: What the RoomRise Warranty Includes

Our 10-year structural warranty is built around the specific engineering of your garden room. Every element we cover corresponds to a component we have designed, specified, and installed ourselves.

Timber Frame Integrity

The timber frame is the structural skeleton of your garden room. It carries the loads from the roof, resists wind and snow, and provides the rigid framework to which insulation, cladding, and plasterboard are fixed. Our frames are engineered from stress-graded timber, prefabricated in our workshop to precise dimensions, and assembled on site with mechanical fixings and structural adhesives.

The warranty covers the integrity of this frame for 10 years. If a stud warps, a joint fails, or the frame shifts beyond acceptable tolerances, we will rectify it. This is not a vague promise — it is a specific commitment backed by our confidence in the materials and construction methods we use.

Pile Stability

Our foundations use steel screw piles driven to load-bearing strata. These piles are engineered to support the load of the building and to resist settlement, heave, and lateral movement. Once driven, they are permanent — steel does not rot, degrade, or weaken over time in the way that concrete can.

The warranty covers the stability of these piles. If a pile settles causing the floor to become uneven, or if ground movement affects the level of the foundation, we will investigate and rectify the issue. The screw pile system is one of the most stable foundation methods available, and we stand behind it completely.

EPDM Weather-Proofing Seals

The EPDM rubber roof is a single seamless membrane with a proven 50-year lifespan. Unlike felt, which cracks and blisters after a decade, EPDM remains flexible, waterproof, and UV-stable for decades. The membrane is bonded to the timber roof deck and dressed over the edges, with all junctions and penetrations detailed using purpose-made flashings.

The warranty covers the integrity of the EPDM membrane and the weather-proofing seals at all roof junctions. If the roof leaks due to membrane failure within the warranty period, we will repair or replace the affected area. The exceptional lifespan of EPDM means this is a coverage we rarely need to invoke — but it is there for your protection nonetheless.

Weathertightness of the Shell

Beyond the individual components, the warranty covers the integrated weathertightness of the building shell. This means the combined performance of the walls, roof, glazing, and sealants in keeping wind and water out. If a defect in our construction causes water ingress — through a wall junction, a roof detail, or a glazing seal — we will rectify it.

This integrated coverage is important because water ingress can be difficult to attribute to a single component. With a single-team build and a structural warranty, there is no ambiguity about responsibility. We built it, and we cover it.

Manufacturer Backing on Components

In addition to our structural warranty, individual components carry their own manufacturer-backed warranties. These provide an additional layer of protection on specific items.

Double Glazing Units

The aluminium-framed double glazing units we install carry a manufacturer’s warranty — typically 10 years — against seal failure and condensation between the panes. If a sealed unit fails within this period, the manufacturer replaces it. This is standard industry coverage, but it is only as reliable as the quality of the glazing specified. We use premium, thermally broken aluminium frames with low-emissivity glass, ensuring the manufacturer’s warranty is backed by genuine product quality.

Multi-Point Lock Hardware

The multi-point locking systems on our doors and windows carry manufacturer warranties — typically 10 years — against mechanical failure. These locks are designed for daily use over decades, with hardened steel components and corrosion-resistant finishes. If a lock mechanism fails within the warranty period, the manufacturer replaces it.

Cladding and Timber Treatments

The Siberian larch, thermally modified timber, and composite cladding options we offer carry manufacturer warranties against rot, fungal attack, and excessive dimensional change. Siberian larch is naturally durable without treatment, whilst thermally modified timber undergoes a process that makes it inherently stable and resistant to decay. These are materials chosen for their longevity.

Why Top-Tier Materials Allow Guaranteed Performance

The reason we can offer a 10-year structural warranty with confidence is simple: we specify materials that are engineered to last for decades. A warranty is only a risk to the provider if the products and methods used are likely to fail. When you build with steel pile foundations, stress-graded timber, EPDM rubber roofing, and premium aluminium glazing, the risk of structural failure is exceptionally low.

This is the opposite of the approach taken by builders who offer only component warranties. They use materials and methods with a known likelihood of failure — untreated timber, felt roofing, non-thermally broken glazing — and exclude the structural elements from coverage because they know those elements are likely to degrade. The warranty reflects the build quality.

Our material choices enable rot-free performance for decades:

  • Steel screw piles do not rot, settle, or degrade.
  • EPDM rubber roofing remains flexible and waterproof for up to 50 years.
  • Siberian larch and thermally modified timber are naturally resistant to rot and dimensional change.
  • Thermally broken aluminium glazing does not corrode, warp, or degrade.
  • PIR insulation does not absorb moisture or lose thermal performance over time.

When every structural element is chosen for longevity, a 10-year warranty is not a gamble — it is a statement of confidence.

How to Maintain Your Warranty

A structural warranty is not unconditional. It requires that the building is used and maintained as intended. The key requirements are straightforward:

  • Maintain ventilation: Keep trickle vents open and ensure the room is adequately ventilated to prevent condensation.
  • Maintain exterior finishes: Re-treat timber cladding according to the maintenance schedule provided at handover.
  • Report defects promptly: If you notice any issue — a sticking door, a mark on a ceiling, a loose fitting — contact us promptly so we can investigate before any damage worsens.
  • Do not modify the structure: Any structural modifications must be approved and carried out by RoomRise to maintain warranty cover.

These are reasonable, practical requirements that protect both your investment and our ability to honour the warranty.

Peace of Mind for Decades

A garden room is a long-term investment. It should deliver decades of comfortable, reliable use without the anxiety of potential structural failure. Our 10-year structural warranty exists to provide exactly that peace of mind — a guarantee that the building we hand over will perform as promised, and that we will stand behind it if it does not.
